> 民泊・バケーションレンタルのオーナー向けAIアップセル自動化サービス。ゲストとの会話からアーリーチェックイン・レイトチェックアウト・延泊の機会をAIが検知し、多言語（日・英・韓・中・西）で自動提案・Stripe決済・Beds24カレンダー更新まで完結します。

## What it does
- Reads guest conversations in Airbnb / Booking.com / direct messages (via Beds24)
- Detects intent: early check-in, late check-out, extension, extra guests, services
- Generates culturally-appropriate multilingual offers (ja/en/ko/zh/es)
- Sends Stripe payment link; on payment, updates Beds24 calendar
- Shadow mode: owner reviews before send; auto mode when trusted

- Vacation rental / minpaku (民泊) owners in Japan using Beds24
- 1–50 property portfolios

## Pricing
- No Mottostay setup fee. Beds24 connection work usually takes about 15 minutes.
- Beds24 subscription is required and billed separately by Beds24.
- Under 5 additional monthly bookings: minimum fee
- 5+ additional monthly bookings: revenue-share (contract-based)
- Minimum usage period / cancellation: 60 days; previous-month results are settled in the following month; contact rep

## Availability
- Closed test onboarding only. Owners are accepted selectively; no self-service public registration.

- Observed additional revenue range: +10–15% of monthly revenue
- Simulator uses +12.5%, the midpoint of the 10–15% range
